What are the FHA loan requirements in Arizona?

An FHA loan is a mortgage insured by the Federal Housing Administration, part of HUD. HUD sets the floors, and each lender can set higher minimums. Arizona follows the national rules, except for the county loan limit.

Here’s what FHA asks for:

  1. A credit score at or above the floor. For the 3.5% down option, FHA’s credit score floor is 580.
  2. A down payment. 3.5% at 580 or higher. 10% at 500 to 579.
  3. Steady, documented income.
  4. Debts that fit. FHA allows a higher debt-to-income ratio (DTI) than many conventional loans when the rest of the file is strong.
  5. A home you’ll live in. FHA is for a primary residence, from one to four units.
  6. A loan within the county limit. See the limits below.
  7. A home that passes FHA’s appraisal for value and basic safety.

You’ll also need cash for closing costs. In Arizona, plan on about 2.5% of the purchase price as a working estimate. See our closing costs guide for Arizona and how much money you need in total to buy a house in Arizona.

What credit score do you need for an FHA loan in Phoenix?

The FHA credit floor is 580 for 3.5% down. A score from 500 to 579 can still be eligible with 10% down. Below 500, FHA isn’t available.

Many lenders set their own floor above HUD’s, so we check your score against the lenders we work with, not just against HUD. Arizona assistance programs set floors too (620 for Home Plus), so a 600 score can meet the FHA floor and still miss assistance. More in our guide to the minimum credit score for an Arizona home loan.

How much do you need to put down on an FHA loan?

3.5% of the purchase price with a 580 score or higher. 10% with a score from 500 to 579. Those are program minimums.

The down payment can come from savings, a gift, or an Arizona down payment assistance program. Our page on the minimum down payment for each loan type lays FHA next to conventional, VA, and USDA.

Is an FHA loan a good fit for a first-time buyer?

Often, yes, when your score or savings don't fit a conventional loan. FHA isn't only for first-time buyers. Anyone buying a primary residence can use it. It's worth a look when:

01

Your score is in the 580 to 660 range

FHA's credit floor is 580 for 3.5% down.

02

Your debts are on the higher side

FHA allows a higher debt-to-income ratio than many conventional loans when the rest of the file is strong.

03

A bankruptcy or foreclosure is behind you

FHA generally asks for two years after a Chapter 7 discharge, 12 months of on-time Chapter 13 plan payments with the court's written permission, or three years after a foreclosure. Source: HUD Handbook 4000.1, checked October 6, 2026.

04

You plan to use Arizona down payment assistance

Home Plus and Home in 5 Advantage both work with FHA.

05

When it may not be the cheapest option

When your score is high and you have 10% or more to put down, price conventional too.

A recent FHA file from our team

In September 2026 we closed an FHA purchase in metro Phoenix. The buyer's credit score was in the high 700s, far above FHA's floor. Income on the loan was about $52,000 a year, from hourly pay. The home was about $285,000. Once the new house payment was counted, the debt-to-income ratio was in the mid 40s. FHA allows that range when the rest of the file is strong. The buyer brought about $7,800 to closing.

FHA isn't only for lower scores. On this file, the debt-to-income ratio did more to pick the loan than the credit score.

Real closed loan, September 2026. FHA fixed-rate purchase. Purchase price about $285,000. Figures are rounded. This is an example, not an offer or a commitment to lend. All loans subject to full underwriting.

How does FHA mortgage insurance work?

Every FHA loan carries mortgage insurance, which protects the lender if the loan defaults. You pay an upfront premium of 1.75% of the base loan amount, plus an annual premium of 0.15% to 0.75% of the loan amount, split into your monthly payment.

Does FHA mortgage insurance ever go away?

With 10% or more down, the annual premium runs for 11 years. With less than 10% down, it runs for the life of the loan. The way out after that is a refinance. Source: HUD Mortgagee Letter 2023-05, checked October 6, 2026. Your Loan Estimate shows the exact mortgage insurance cost for your file. We walk through it with you before you commit.

What to expect with FHA

Where you can use it

A primary residence, one to four units, with a loan within the county limit.

What is the FHA loan limit in Maricopa County for 2026?

For 2026, the one-unit FHA limit is $557,750 in Maricopa and Pinal counties and $541,287 in Pima County. Limits for two- to four-unit homes are higher.

FHA updates each county’s limit every year. The limit caps the loan, not the price of the house. Source: HUD FHA Mortgage Limits, checked October 6, 2026. Confirm the current figure for your county with your loan officer before you rely on it.

Can you use Arizona down payment assistance with an FHA loan?

Yes. Arizona’s main assistance programs work with FHA. Assistance isn’t its own loan. It rides on top of a standard first mortgage as a second lien.

  • Home Plus is statewide. Up to 4% assistance, a 620 minimum credit score, household income under $146,503, and a homebuyer education course.
  • Home in 5 Advantage covers Maricopa County and the City of Phoenix. Up to 6% assistance, a 640 minimum credit score, household income under $153,440, and a DTI under 50%. Purchase only.

The programs set the rules. We help you access them. Terms change, so confirm current figures on each program’s materials. More in our guides to Arizona down payment assistance programs and how much income you need and how lenders count it.

Can you buy a condo with an FHA loan in Arizona?

Yes, if the condo project is on HUD’s FHA-approved condo list, or if the single unit gets its own approval.

HUD’s list is searchable by project name or location. Single-unit approval applies to a unit in a completed project with at least five units that meets HUD’s financial and owner-occupancy rules. Manufactured homes are excluded. Source: HUD Condominium Mortgage Insurance page, checked October 6, 2026. The condo’s status decides whether FHA is on the table, so it’s worth checking before an offer.

FHA or conventional: which one costs less for you?

It depends on your score and any seller credits. FHA’s floors are lower. Its mortgage insurance has an upfront premium and often lasts the life of the loan. Conventional mortgage insurance is priced more on your credit score, and it can come off once you build enough equity.

FHA Conventional
Often fits Scores 580 to 660, thin savings, higher debts Higher scores, more saved
Minimum down 3.5% at 580 or higher, 10% at 500 to 579 3% on some first-time buyer options
Credit floor 580 (500 with 10% down) No fixed floor on Fannie Mae loans run through its automated underwriting since November 2025. Lenders set their own minimums.
Mortgage insurance Upfront plus annual premium; 11 years or life of loan Monthly PMI under 20% down; can come off as you build equity
2026 one-unit limit, Maricopa $557,750 $832,750

The fair way to compare is two Loan Estimates for the same home, side by side. Our page on conventional loans covers the other half.

What types of FHA loans are there?

FHA covers purchases and refinances.

Purchase. Buy a primary residence with one to four units. 3.5% down with a 580 score or higher.

Rate-and-term refinance. Change your rate or your term, even if your credit has taken a hit.

01

FHA Streamline Refinance

For homeowners who already have an FHA loan. Fewer documents and, in some cases, a lower mortgage insurance premium.

02

FHA Cash-Out Refinance

Turn home equity into cash. Credit minimums vary by lender and can run higher than for a purchase.

03

FHA 203(k) Loan

Buy a home and pay for repairs with one loan.

  4. You get a Loan Estimate in writing. If conventional fits too, we price both.

What do you bring to the first call?

Your recent pay stubs, W-2s or tax returns, bank statements, a photo ID, and a list of your monthly debts. If you’re self-employed, bring your business tax returns too. If you have a condo in mind, bring the project name.
