What does your score actually change?

Two things: whether you are approved, and what the loan costs you every month for as long as you keep it.

Conventional pricing moves in tiers, roughly every 20 points. On a conventional loan your score affects both the rate you are offered and the cost of private mortgage insurance. Cross into a better tier and the same loan costs less. The difference between the bottom of the range and the top is real money over the years, not a rounding error.

FHA works differently. FHA pricing does not tier by score the way conventional does, so a buyer with a lower score is often better off with FHA than with a high-cost conventional loan. That is a calculation, not a rule. At your exact score, ask which loan is actually cheaper.

Which credit score do mortgage lenders use?

Not the one on your banking app. Mortgage lenders pull older FICO versions built for mortgage lending, one from each of the three bureaus, and use the middle of the three. If two borrowers are on the loan, the lower of their two middle scores usually governs.

That is why the number a consumer app shows you is often several points off from the number that decides your loan. It is not wrong exactly. It is a different model built for a different purpose.

Checking your own credit is a soft pull and does not lower your score. A lender’s pull is a hard inquiry, and mortgage inquiries inside a standard shopping window count as one.

How do you raise your score before applying?

  1. Pay down revolving balances. The biggest fast lever. Get each card under 30% of its limit, and under 10% if you can. Utilization updates monthly, so the gain shows up quickly.
  2. Leave old cards open. Account age and available credit both help. Closing a card can cost you on both.
  3. Open no new credit. No new cards, no car loan, no financing the furniture. Each new account and hard pull can cost points at the worst time.
  4. Pay everything on time. One late payment during your prep window can undo months of work. Put autopay on the minimums.
  5. Dispute real errors. Pull your reports and challenge anything wrong. A misreported late payment or a debt that is not yours can hold you down a full tier.
  6. Ask about a rapid rescore. A mortgage-only tool. When you pay down a balance or fix an error, your broker can push the update through in days instead of waiting a full cycle.

Start before you shop, not after you have found the house. Once you are under contract the clock is against you.
